Our happily retired clients wanted a spacious base close to their grandchildren, without sacrificing on entertaining space. Being avid travellers; easy to maintain, durable surfaces were essential. Emphasized turning this garish, quick fix luxury condo renovation into a modern linear line lovers dream.
We ensured the fireplace, TV and careful positioning of the tile surround didn’t disturb the clean lines. Installing soft touch, pop out plugs, combining ease of use with flush finishes. We advised against inconsistent rope lighting for the alcoves, instead, measuring and placing each light strip with an ambience dimmer. Installed a multicoloured strip light in the grandkids bedroom for entertainment purposes.  The large rimmed bathtub has a slight slope, ensuring water doesn’t collect.
Created shade in this sunny nest with power blinds, complemented with light panelled, walnut doors. Large floor tiles are used throughout adding flow, while the glass backsplash allows light to bounce around. Sliding closet doors kept in line with the clients desire of clean lines.
Reducing the depth of the fireplace minimized the obstruction to the view. Clean countertop lines are achieved by placing the microwave in the lower cabinets, while in the bathroom a double sink was installed with a complimentary framed and backlit mirror.
LED lighting and energy star appliances are throughout. Tiles provide an easy to clean, allergen-free zone while digital thermostats mean our clients now have the option to control their heat remotely.

Some Challenges

Upon the demolition phase, water supply lines were located on opposite sides of the home and affected the surrounding units. Rewiring of the whole condo and bringing it to code after discovering twenty-four hidden electrical junction boxes. Lastly, it took three days to level the floor essential when using large floor tiles.

East Vancouver Studio Loft Renovation

Purpose of the loft renovation and achievement of clients’ renovation needs

Former candy factory condo has been modernized into a chic NYC loft for our stylish client. Stone and brick walls retained the character of the property and loft renovation is now decluttered and open. Our well travelled client wanted to integrate their personal style, achieved by providing space for keepsakes. The existing kitchen stainless steel appliances, were complemented witha different style of rustic and reclaimed wood.

Careful and innovative detailing

Union Wood created built in storage and display fixtures in a style that reflects the industrial, heritage of the building. In addition, careful thought was put into the downstairs bathroom tile pattern, grout colour and black rim on the shower glass entry.

Creativity in design and details

New to the market, gas fireplace enabled us to drywall up to the unit, creating a sleek finish. Consequently the top vent eliminates need for non combustible surround. Since our client is in the fashion industry a large closet that didn’t overpower the room was created. Waterfall style, durable rustic oak kitchen island creates a practical and trendy seating area. The built-in rustic barn wooden headboard houses the piping elegantly. Furthermore, the same wood is used in the opposing sideboard.

Functionality and efficient use of space, taking into consideration strata-imposed limitations

The Stairs in this loft renovation have been flipped to making the layout more practical and an extended the island was created. As a result, the upstairs room partitions were removed to create more space. Sliding barn doors allows for larger bathrooms. Due to Strata the tub couldn’t move. Removing the platform makes it feel more inclusive of the bedroom.

Whole Home Renovation – Richmond

Project Summary

Our client wanted to convert the home she grew up in, into a multigenerational home for her family and her father in Richmond. The new layout provides private areas for each member of the family. The kitchen and living area achieves the goal to improve the size of the rooms the clients use as a family. 

We closed in three quarters of the carport to add square footage and accommodate this large family. Father’s room moved and expanded from a small second floor bedroom to a large main floor suite with a bathroom, bedroom and living/office area. Every room was moved to a different location. This meant challenges such as gas lines and window placements had to be considered. The clients wanted their home to reflect their personalities. Finishes, colours and patterns needed to be fun, colourful and family friendly. Existing mid century furniture were also considered when designing the layout.

Project Goals, Unique Design Elements and Special Features

Clients were previously working from home in a small cramped studio (pantry closet). A much larger office now stands in place of the father’s office with a funky orange barn door. Clients wanted styles that they would love forever. This dictated unique elements such as the laminate riser and carpet tread.  The playful floor tiles in her daughter’s bathroom and the pop of colour behind the stove are also nod to personality. Large family room windows, patios door, skylights and vaulted ceilings achieve the goal of bringing in natural light to the main floor.

Creative Use Of Space and Functionality

By moving the stairs into the carport, the main floor could be opened up to create a parental suite. In turn this freed up more space on the first floor. The top of the stairs was opened up by the use of a half partition wall, a design feature the clients love. The clients wanted to keep the majority of their daughter’s toys in her bedroom away from the main floor. Her room is now more than twice the size, providing a playful sanctuary with space for sleepovers. The master suite now occupies half of the upper floor. Both the bedroom and master ensuite has an abundance of storage and floor space.

Addressing Challenges

Due to a gasline the office was unable to have a larger window. To let in more light we put a transom window in the wall partitioning the living room and the office. The client had key furniture pieces she wanted to be accommodated into the plans. For example, mid century radio and large couch had to be considered in the living room plans. The client wanted a particular layout for the tiles in her daughter’s bathroom and behind the stove. Our designer and client worked on site to get the layout perfect. The client initially wanted a three story home. Due to restrictions we had to manage expectations and strive to get the perfect home for our clients within two floors.

First Floor Renovation – ‘Come on Baby Light My Fire’

Purpose of renovation and construction challenges

Dated 70’s style home with dominant dark wood lacked light and room to entertain. The renovation included the Kitchen, Living Room, Power Room, Dinning area and Patios. The new floor was to be centred around a glass encased staircase and contemporary theme. The kitchen was made larger by removing the laundry room. We modernized the ceiling, adding charm and interest with beams. We found numerous structural challenges along the way, including a steep driveway which created challenges when bringing and removing materials.

Efficient use of space

The now larger kitchen island houses bar stool space, a wine fridge, and extra storage. The Fireplace at end of island links the dining room and the kitchen together. The living room has a new fireplace and feels far more open thanks to the glass staircase. Large windows installed capture natural light and views all around the Howe Sound.

Creativity and finishing details

A long, narrow display window in the place of the kitchen backsplash is a favourite feature of ours as it allows the natural landscape in. Entertaining has been made easy with built-in coffee machine, steam oven, kitchen pot filler and even ceiling speakers to add ambiance. Soft close, simple and contemporary caruba elm effect European cabinetry with high gloss contrasting cabinets. The marble fireplace links the kitchen with the dining room, creating a warm atmosphere for dinner parties.

Full Condo Renovation

Purpose Of Renovation

A location any vancouverite wishes for, this well lived in condo needed a full condo renovation to match it’s chic harbour location. The condo went from one tenant to a couple which was the renovation catalyst. Both clients wanted a refresh to match their preferences. With shared interests in wine and entertaining, a chic entertainment space was essential. 

Efficient use of space

We removed the bath in master ensuite to make way for a stylish, practical walk in shower. In the ensuite, one sink was replaced with two. The kitchen island, now extended, has space for guests to gather around and take in the great views. The walk in closet was reduced to allow for a wine rack to be housed in the laundry area.

Creativity and finishing details

Focal fireplace, a real show stopper is made of practical porcelain. Ensuite textured tiles replicating carved stone add class and style. The kitchen is a mix of large format shimmering tiles, rich alder wood contrasted with the sleek hood fan and appliances to match. The etched maple flooring brings consistency to the whole condo while durable, Quartz countertops, used around the condo are unlikely to scratch, stain or soak up any liquids. 



Purpose of renovation and construction challenges

An update was needed to the kitchen of this stunning heritage home while remaining consistent with the rest of the home. Darker wood needed to be balanced to ensure it felt traditional yet light and more entertaining space and storage were needed. Challenges included an unexpected second layer under the existing flooring and a corner post which determined how cabinets were designed and an existing radiator had to be factored in.

Efficient use of space

The kitchen cabinet area by Pacific Rim Cabinets has now been extended and provides a bigger cooking space and a bar was added for guests to socialize. The boxy storage cupboard has now been replaced with floor to ceiling cabinets, provides more storage with less depth thanks to the newly exposed 10ft ceilings. A rolling ladder allows access to the upper cabinets and adds worldly charm while a display cabinet was installed for our clients prized treasures.

Creativity and finishing details

The wild movement of the cherry cabinets juxtaposes the clean lines of the kitchen and the easy to clean and maintain, Cambria counters, replicate silver-capped waves and deep foamy sea, in keeping with this beach town property. The custom elm live edge bar is one-of-kind, and adds a rustic feel and the hand scraped flooring is completely unique. The white glossy backsplash tiles help bounce light around the room and adds simplicity of colour to a rich space.

Environmental considerations (energy, comfort, health)

  • The cherry cabinets have a 10 year warranty
  • Cambria counters have a lifetime guarantee
  • The unique flooring has a 25 years warranty
  • The backsplash is stain and chemical resistant
  • All old materials taken from the site were separated and recycled.

Full Home Renovation:

Our clients wanted to renovate their dated home to create a modern, functional and sleek area, which they could share with their family. For this full home renovation our clients parents were often staying for long periods of time throughout the year, the renovation needed to provide the family with a more practial living space.

Because of family commitments the renovation needed to have an emphasis on being incredibly functional, but also fit with the taste of our professional home owners.

During the project, we renovated the whole interior including; bathrooms, laundry room, living room and kitchen. We worked to create a light, airy, spacious feeling home with multiple areas for the family to relax.



Bathroom Renovation in Vancouver:

With an eye towards maximizing the existing footprint, this bathroom renovation in Vancouver was about re-inventing the master ensuite to create the ultimate retreat and keeping it consistent with previous renovations done in the home. This luxurious spa-style ensuite features a freestanding soaker tub, custom walk-in shower with a rainforest showerhead as well as crystal handles on the cabinets.

The colour palate from the floor, to the countertops, to the shower surround encourages an overall sense of calm sophistication. The addition of drapery frames the windows and naturally draws the view into the space.

A glass block dividing wall was replaced with a centre entrance from the Master Suite to add convenient  access and privacy.  Double frosted doors where added to open up the space. We added an entrance to the walk-in closet making it accessible in the ensuite.

The skylight allows natural light to flood into the space giving a reflective glow over the marble counters, backsplash and floors. Extensive use of marble tile gives continuity to floor and shower surround.

Bathroom Renovation By Revision Renovations:

A wonderful couple came to us for a contemporary design build solution for their very out of date Master ensuite bathroom. Incorporating Duravit’s Darling New line products into the space, we created an open and almost floating master ensuite. The space almost seems twice as large with the wall mounted cabinets and toilet. More “openness” was achieved with a barrier free (curb less) shower with glass enclosure. The addition of the mirror above the tub gives the bathroom a feeling of space and the wall colour provides calm.
